Monteviot Beat is situated south of the A68 downstream from the Cleikimin Bridge towards Nisbet Village and flows gently through a beautiful stretch of Border country in sight of the historic Penielheugh (Waterloo) Monument. The Beat embraces approximately 2.5 miles of the River Teviot and offers superb salmon, sea trout, trout and grayling fishing for six rods with exclusive use of the water. There are ten named pools all producing fine catches, the five best being Monteviot Pool, Pike Pool, Jedfoot Pool, Black Bridge and The Hutches. There are two fishing huts for the use of the anglers and a part-time gillie is available.

The Nisbet Old Schoolhouse is let on a weekly basis together with exclusive fishing for six rods. The cottage is situated in the beautiful Borders and is located in the small village of Nisbet approximately five miles north east of Jedburgh. The house is detached and comprises sitting room with dining area, kitchen, 3 double bedrooms (2 twin-bedded) upstairs bathroom, ground floor shower room and large family room. The property has central heating with multi fuel stove and enjoys an elevated position with private garden ground.
