Overview

The Yair Beat offers 3.5 miles of prime salmon fishing on the River Tweed, stretching from just above Ashiestiel Bridge to the borders of Peel and Sunderland Hall. Set within a picturesque and private family-run estate, the beat is renowned for its scenic beauty and varied fishing.

With over 16 named pools—most of them easily accessible—the beat accommodates up to seven rods, with fishing let from the first full week of April through to the middle of November. The name “Yair” itself is an old word for salmon trap, and the beat lives up to its name with a rich and diverse range of water.

At the heart of the beat is the comfortable riverside fishing hut, overlooking the ever-popular Boatpool. It’s the ideal meeting point in the morning and a perfect spot for lunch, equipped with tea and coffee facilities, a hob, microwave, and running water.

The knowledgeable and friendly ghillie, William, is always on hand to offer advice, show you the water, and assist where needed—especially helpful for those without 4x4 access to some of the more remote pools. Rods rotate at 1pm each day to ensure fair access across the beat.

For those looking to stay on the estate, The Yair also offers six charming self-catering holiday cottages, all within easy reach of the river—making it an ideal base for both anglers and their families.

The postcode for The Yair is TD1 3PW. The majority of Sat Navs will get you to The Yair so it is

really the last few moments of your Journey (on reaching the Estate) where directions will

be necessary.

Follow the road onto Yair Estate and after a couple of hundred metres you will pass the Gate Lodge on your right. Do not turn here but continue another 150 metres and you will arrive at the stable block. Turn right here and drive past the stable block, down a hill and round the back of Yair House. Take the fork in the road down towards the river and you will come to small bridge, over which you will arrive at the fishing hut.
