The Dess fishings consist of two beats, Lower Dess and Upper Dess, and are let as one unit to provide guests with the best opportunity to experience the full attraction of Dess each visit. Located just outside Kincardine O'Neil on the Lower Dess Estate the beats are easily accessible and close to services, but provide a tranquil yet exciting experience.

The Lower Dess fishings consist of approximately 1.25 miles of single bank fishings at Kincardine O'Neil, and provide 11 pools of top quality fishings ranging from the shingle banks of the Long Haugh to the deeper Mill Pool set beneath the attractive Lower Dess House.

The Upper Dess fishings provide a more secluded setting with a further mile of fishings including 8 pools offering an excellent mixture of fast flowing and calmer water.

Both beats have had work carried in recent years to provide sufficient access to pools for fishing from the bank, enabling fishing of pools throughout the whole season, and a safer environment for beginners. Combined, the beats offer a variety of habitats offering an excellent opportunity of seeing such species as Golden Eagle, Red and Roe Deer, Red Squirrel, Osprey and many more.

Guests have the use of the award winning Upper Dess fishing hut, designed by acclaimed architect Michael Rasmussen and providing a welcoming location for lunch and wildlife appreciation on rare wet days, as well as the Lower Dess fishing hut at the Jetties pool, ensuring a safe haven for personal belongings no matter which beats guests may be fishing.

With many weeks being let to long-established guests this is an opportunity to experience fishing on the prestigious and beautiful beats of Dess.

Mill of Dess Cottage: Sleeps 4 people in 2 twin bedrooms with a recently refurbished kitchen which is equipped for self-catering. Central heating and an upgraded hot water tank will be installed during the coming winter to add to guest comfort in 2016. The cottage offers a casual but charming sitting/dining room with a wood burner and TV and a rod room steeped in fishing history. Of particular interest is the south facing bay window offering wrap-around views up and down stream. Outside the old mill wheel adds an authentic touch to this eponymous property.

Mill of Dess Lodge: Lower Dess Sporting Estates owners Jeremy & Jenny Clayton have, over the last year, carried out a near miraculous conversion of a farm steading into a truly luxurious 10 double bedroom, 10 bathroom lodge which offers top-end accommodation to their sporting guests. Each bedroom is individually designed and named after a pool on the Dess beats. The dining and drawing rooms offer the highest standards of comfort for large parties as well as the more practical aspects such a drying room and secure storage. The Lodge is available on a fully catered basis (dinner, Bed & breakfast) using locally sourced produce. Even the dogs are catered for with a separate kennel block.
